Uneven Sidewalk Repair at a Commercial Entrance in Essexville, MI
Standing water and uneven concrete can create serious problems near a busy office entrance. On this project in Essexville, MI, the sidewalk leading from the parking lot to the front door had settled over time, leaving low areas where rainwater could collect instead of draining away.
The settlement also created uneven transitions along the walking path, increasing the risk of employees, customers, and visitors tripping near the main entrance.
A second section along the building’s south walk had also dropped and needed additional support.
The project goals were clear:
Reduce the trip hazards. Improve water drainage. Raise and support the affected sidewalk sections as much as conditions allowed.
The Challenge
The concrete walkway between the parking lot and front entrance had settled at several points. Because portions of the sidewalk were lower than the surrounding concrete, water remained on the surface after rain instead of flowing away.
The property owner was concerned about:
- Standing water near the office entrance
- Slippery conditions during wet or freezing weather
- Trip hazards along a high-traffic walkway
- Continued movement beneath the concrete
- The disruption and cost of replacing multiple sidewalk sections
The south-side walkway also showed settlement and needed to be lifted and supported to help create a safer, more even walking surface.
Since much of the existing concrete remained in usable condition, lifting offered a practical alternative to removing and replacing the entire walkway.
What Caused the Sidewalk to Settle?
The visible problem was on the surface, but the cause was underneath the concrete.
Several conditions may contribute to commercial sidewalk settlement in Essexville, including:
- Water washing soil away beneath the slabs
- Poor drainage around the building
- Natural soil compression over time
- Freeze-thaw movement during Michigan winters
- Voids developing beneath the concrete
- Repeated foot traffic and seasonal weather exposure
As the supporting soil weakened, sections of the sidewalk gradually dropped. The low areas then held more water, which could continue contributing to erosion beneath the concrete.
The Solution: Lift and Support the Existing Sidewalk
Lift Rite Leveling used high-density polyurethane foam to raise and support the settled sidewalk sections at the main entrance and along the south walk.
Our 3-Step Process
Step 1: Drill
Small access holes were drilled in carefully selected areas of the affected sidewalk panels.
Step 2: Lift & Stabilize
High-density polyurethane foam was injected beneath the concrete. As the foam expanded, it filled hidden voids and carefully raised the settled slabs.
The entrance walkway was adjusted to create a smoother transition from the parking lot to the front door while improving the slope as much as the existing concrete and surrounding elevations allowed.
The settled panels along the south walk were also raised and supported to reduce uneven areas and improve stability.
Step 3: Patch & Finish
After the lifting was complete, the small access holes were patched and the work area was cleaned.
The Results
The project improved both the safety and function of the office walkways.
- Uneven sidewalk transitions reduced
- Trip hazards improved near the main entrance
- Low areas raised to help water drain more effectively
- Main walkway supported from the parking lot to the front door
- South walk raised and stabilized
- Hidden voids filled beneath the concrete
- Existing sidewalk panels preserved
- Minimal disruption to the office entrance
The repaired walkway now provides a safer and more stable path for employees, customers, and visitors entering the building.
Why Concrete Lifting Was the Smart Choice
Replacing commercial sidewalk sections can require demolition, concrete removal, new pouring, and restricted access while the replacement cures.
Polyurethane concrete lifting allowed the property owner to:
- Keep the existing sidewalk
- Improve drainage near the entrance
- Reduce safety concerns
- Avoid extensive demolition
- Limit disruption to daily business
- Stabilize weak areas beneath the slabs
- Extend the useful life of the concrete
Rather than covering up the visible problem, the repair restored support beneath the settled walkway.
