Settled Driveway Lifted Away From the House in Goodrich, MI

A sinking driveway can cause more than an uneven surface. When concrete settles toward the house, rainwater can begin flowing in the wrong direction, creating drainage concerns around the garage and foundation.
That was the problem on this project in Goodrich, MI.
A section of the driveway had settled and developed a large crack. The uneven concrete created a trip hazard, while the low area made it harder for water to drain away from the home.
The homeowner wanted to improve the driveway without tearing out and replacing otherwise usable concrete.
The goal was clear:
Lift and support the settled driveway, create the best possible positive pitch away from the house, repair the large crack, and eliminate the trip hazard.
The Challenge
The biggest concern wasn’t just that the driveway looked uneven. The direction of the settlement was also affecting how water moved across the concrete.
When a driveway slopes toward a home instead of away from it, rain and melting snow can collect near the garage or foundation rather than naturally draining toward the yard or street.
This driveway had several concerns:
- A settled section near the house
- An uneven surface creating a trip hazard
- A large visible crack
- Poor water drainage
- Loss of support beneath the concrete
- Continued movement if left untreated
Since much of the existing concrete was still in usable condition, replacement wasn’t the first choice.
Why Did This Driveway Sink?
Concrete settlement usually starts beneath the slab.
Over time, soil can compress, shift, or wash away. When that happens, empty spaces can develop beneath the concrete. Without consistent support, the weight of the driveway causes sections of the slab to sink.
Several conditions can contribute to driveway settlement around Goodrich and Mid-Michigan, including:
- Water erosion beneath the slab
- Poorly compacted soil
- Michigan freeze-thaw cycles
- Natural soil settlement
- Drainage problems
- Voids beneath the driveway
As the slab moved, stress on the concrete also contributed to the large crack.
The Solution: Lift, Support & Repair
Lift Rite Leveling used polyurethane concrete lifting to address the settlement and restore support beneath the driveway.
The goal wasn’t simply to make the concrete look better. The driveway needed to be carefully raised to create the best possible pitch away from the house while also improving the uneven transition.
Our 3-Step Process
Step 1: Identify the Low Areas
The settled sections were evaluated to determine where lifting and additional support were needed. Special attention was given to the driveway’s pitch and how water would move after the repair.
Step 2: Lift & Stabilize
Small access holes were drilled into the concrete, and high-density polyurethane foam was injected beneath the driveway.
As the foam expanded, it filled hidden voids, restored support, and carefully lifted the settled section. The lift was controlled to create the best possible positive pitch away from the home based on the existing concrete and site conditions.
Step 3: Repair the Crack & Finish
After the driveway was lifted and stabilized, the large crack was repaired to improve the finished surface and help protect the repaired area.
The access holes were also patched and the work area cleaned.
The Results
The repair addressed several problems at once.
- Settled driveway section lifted and supported
- Trip hazard eliminated
- Positive pitch improved away from the house
- Water drainage improved
- Large driveway crack repaired
- Voids beneath the slab stabilized
- Existing concrete preserved
- No full driveway replacement required
Instead of continuing to deal with an uneven driveway and water moving toward the house, the homeowner now has a safer and better-supported surface with improved drainage.
Why Lifting Was the Smart Choice
Replacing concrete isn’t always necessary just because a driveway has settled or cracked.
When the existing slab is still a good candidate for repair, polyurethane concrete lifting can address the loss of support underneath while preserving the concrete that’s already there.
For this Goodrich homeowner, lifting made it possible to:
- Correct the uneven driveway
- Remove a trip hazard
- Improve drainage away from the home
- Repair the large crack
- Restore support beneath the slab
- Avoid unnecessary tear-out and replacement
Most importantly, the repair addressed more than what could be seen on the surface. It restored support beneath the concrete where the settlement began.
